Competing with Parker realtors is no easy task as you will be competing with agents that have been in the business of real estate for a while. Many people want to sell their house without the help of a real estate agent due to the costs and the fact that their house may have not gained nearly as much equity as they were expecting if any. Selling your own house is possible however you have to expect that it may take longer and a lot more effort than hiring one of the many Parker realtors in the area.

It’s important that you know that only about 15% of homes are sold are sold by the owner. To start you’ll want to find out how much your home is worth. Many people, who try to sell their house, even if they go through a real estate agent, don’t know how much their home is worth. Another problem is that if your home sits on the market too long potential buyers may start to think something is wrong with your house and may avoid it all together. This could be bad as they may inform friends that are looking for a house that certain ones have been on there a long time. Remember pricing is the first and most important aspect of selling your home because if you price it too high it will sit too long and if you price it too low you won’t get the value out of your home you otherwise could.

Next you’ll want to make your house a showcase. Many Parker realtors will tell you that your house should be well kept however you should go one step further. You will need to clean everything everywhere. This includes cleaning light bulbs, behind the stove, under the fridge, and wherever else you can think of. Your home needs to look like a showcase home from a magazine. This will ensure that potential buyers will be interested as it will be clean instead of looking run down. It’s also important that your home stay spacious so that others can imagine their stuff in your home.

The most challenging aspect of selling your home will be marketing it. You should use every free avenue possible as well as a couple paid ones if need be. The internet will be the best way to do this however you can also post up a sign in your front yard and one on the closest main intersection. You will also want to inform your friends, family, and neighbors that you are planning on moving. Many neighbors have family members that want to move into the same area as their other family members. If you notify neighbors you are selling they may know someone looking to buy a home.

Finally you will want to make sure that the buyer has been pre-approved by lenders. If a buyer is pre-approved you will be able to get a written pre-approved letter verifying it. Many home sellers who don’t use Parker realtors get to the end of the process just to find out the person wasn’t approved and then they are back to looking again.
